१. एकापेक्षा जास्त योजना किंवा प्रवर्गामध्ये अर्ज करता येतो का?

होय, अर्जदार त्यांच्या उत्पन्न गटानुसार पात्र असलेल्या वेगवेगळ्या योजना संकेत क्रमांकासाठी अथवा एकाच संकेत क्रमांकातील वेगवेगळ्या प्रवर्गासाठी स्वतंत्र अर्ज करू शकतात. मात्र प्रत्येक अर्जासोबत स्वतंत्र अर्ज शुल्क (₹७०८) आणि स्वतंत्र अनामत रक्कम (₹१५,००० EWS / ₹२०,००० LIG) भरावी लागेल. एकापेक्षा जास्त सदनिका लागल्यास एकाच सदनिकेचा स्वीकार करून इतर सदनिका समर्पित करणे बंधनकारक राहील.

२. अपयशी अर्जदारांची अनामत रक्कम (EMD) कधी आणि कशी परत मिळते?

सोडतीमध्ये यशस्वी न झालेल्या अर्जदारांची संपूर्ण अनामत रक्कम (बिगरव्याज) त्यांच्या अर्जात नमूद केलेल्या बँक खात्यावर Electronic Clearing System (ECS) / NEFT द्वारे सोडतीचा निकाल जाहीर झाल्यानंतर २ ते ३ आठवड्यांत वर्ग केली जाते. ₹७०८/- अर्ज शुल्क विनापरतावा आहे.

३. सदनिका विक्रीवर किंवा हस्तांतरणावर काही निर्बंध (Lock-in Period) आहेत का?

महाराष्ट्र गृहनिर्माण व क्षेत्रविकास नियम १९८१ मधील तरतुदीनुसार म्हाडाच्या सदनिकेची ५ वर्षांच्या कालावधीपर्यंत विक्री किंवा हस्तांतरण करता येत नाही (प्रधानमंत्री आवास योजनेसाठी १० वर्षे). या कालावधीत अनधिकृत विक्री केल्यास सदनिकेचे वितरण रद्द करून कायदेशीर कारवाई केली जाईल.

४. वाहनांसाठी पार्किंग (Car/Two-Wheeler Parking) बाबत काय नियम आहेत?

UDCPR-2020 च्या तरतुदीनुसार इमारतीच्या मंजूर नकाशानुसार म्हाडाच्या सदनिकाधारकांसाठी खुल्या वाहनतळांची तरतूद आहे. या खुल्या पार्किंगसाठी विकासक कोणतेही शुल्क आकारू शकत नाही आणि बंदिस्त/कव्हर्ड/स्टिल्ट पार्किंग विकत घेण्यासाठी लाभार्थ्यांवर दबाव टाकू शकत नाही.

५. महाराष्ट्र अधिवास प्रमाणपत्र (Domicile Certificate) बंधनकारक आहे का?

होय, सक्षम प्राधिकार्‍याने (तहसीलदार/SDM) सन २०१८ नंतर बारकोडसह जारी केलेले, महाराष्ट्रात सलग किमान १५ वर्षे वास्तव्याचा पुरावा असणारे अधिवास प्रमाणपत्र सर्व अर्जदारांसाठी बंधनकारक आहे. (केवळ केंद्र शासकीय कर्मचारी प्रवर्गासाठी ही अट शिथिल आहे).

६. तात्पुरते देकार पत्र मिळाल्यानंतर सदनिका नाकारल्यास काय दंड होईल?

तात्पुरते देकार पत्र (Provisional Offer Letter) मिळाल्यानंतर अर्जदाराने सदनिका नाकारल्यास अथवा वितरण रद्द झाल्यास सदनिकेच्या विक्री किमतीच्या १% रक्कम समपहरण (Forfeit) करून उर्वरित रक्कम विनापरतावा परत केली जाईल. सोडतीपूर्वी अर्ज मागे घेतल्यास अनामत रकमेतून २५% रक्कम वजा केली जाते.
