The MHADA Pune Board Lottery 2026 includes exactly 4,462 homes across 168 scheme rows. This comprises 129 units of 1 RK, 2,227 units of 1 BHK, 39 units of 1.5 BHK, 2,063 units of 2 BHK, and 4 units of 2.5 BHK flats.

Income Limits & Eligibility

6. What are the maximum family income limits for EWS, LIG, and MIG categories?

Under Maharashtra Government G.R. 16/03/2023 for FY 2025–26 (Assessment Year 2026–27):

  • Economically Weaker Section (EWS): Annual family income up to ₹6,00,000/- (PMC, PCMC & PMRDA).
  • Lower Income Group (LIG): Annual family income up to ₹9,00,000/- (PMC & PCMC).
  • Middle Income Group (MIG): Annual family income up to ₹12,00,000/-.
  • Higher Income Group (HIG): No upper income ceiling.

*Note: Gross annual income of husband + wife is combined. Valid ITR-V or Tehsildar certificate is mandatory.

7. Is a Maharashtra Domicile Certificate mandatory for all applicants?

Yes. A valid Maharashtra Domicile Certificate issued by a competent authority (Tehsildar/SDM) after 01/01/2018 with a barcode/QR code certifying continuous residence of at least 15 years in Maharashtra is mandatory.

8. Can both husband and wife apply for the lottery separately?

Yes. Both husband and wife can submit separate applications. However, their combined household income must be within the prescribed ceiling. If both win, only one flat can be retained, and the other must be surrendered.

15 Reservation Quotas & Rules

9. Can an applicant apply for multiple schemes or categories?

Yes. Applicants can apply for multiple eligible scheme codes or reservation categories. However, each application requires a separate application fee (₹708) and separate EMD (₹15,000 for EWS / ₹20,000 for LIG).

10. When is the Caste Validity Certificate required?

Winning applicants under SC, ST, NT, and DT/VJ reservation categories must submit a valid Caste Validity Certificate issued by the Divisional Caste Scrutiny Committee within 3 months of winning the lottery.

EMD Deposit & Refunds

11. How and when is the Earnest Money Deposit (EMD) refunded?

100% of the Earnest Money Deposit (₹15,000 for EWS or ₹20,000 for LIG) is refunded interest-free directly to the applicant's registered bank account via Electronic Clearing System (ECS) / NEFT within 2 to 3 weeks after draw results are declared. The ₹708 application fee is non-refundable.

12. What are the flat price payment stages after winning?

Allottees pay for the flat in 3 official stages:

  • Stage 1 (First 25% Payment): Pay 25% within 45 days of receiving Provisional Offer Letter.
  • Stage 2 (Remaining 75% Payment): Pay remaining 75% within 60 days after Stage 1.
  • Stage 3 (Registration & Possession): Execute sale agreement, pay 6% Stamp Duty, 1% Registration, and take possession.

Possession, Lock-in & Rules

13. Is there a lock-in period on selling or transferring an alloted MHADA flat?

Yes. Under Maharashtra Housing and Area Development Rules 1981, MHADA flats have a mandatory 5-year lock-in period (10 years for PMAY homes) during which the flat cannot be sold, gifted, or transferred.

14. Are vehicle parking spaces free for MHADA flat buyers?

Yes. Under Unified Development Control and Promotion Regulations (UDCPR-2020), open car and two-wheeler parking is provided to MHADA allottees free of charge as per sanctioned building layout plans. Builders cannot demand extra charges or force allottees to purchase covered parking.

15. What is the penalty if an allottee surrenders the flat after winning?

If an applicant surrenders the flat after receiving the Provisional Offer Letter, 1% of the total flat sale price is forfeited, and the remaining amount is refunded without interest.
